How You Can Pay Less Stamp Duty

It is often possible to pay less Stamp Duty than you believed was due because:

• SDLT is one on the most complex and most often adjusted pieces of tax legislation which without specialist knowledge and accurate calculation often leads to overpayment.

• Solicitors, lawyers, conveyancers and agents are NOT tax specialists, and will unfortunately often miss exemptions, exceptions and reliefs that could lead to lower SDLT payments being due and overpayments being made.

• HMRC do little to help purchasers correctly calculate their SDLT payment. They have an online SDLT calculator which has serious shortcomings and by their admission should NOT be used to ensure the correct calculation of SDLT and should be used as a “mere guide”. Relying on the HMRC calculator will inevitably often result in missed exemptions, exceptions or reliefs, all of which may lead to missing an opportunity to pay less SDLT.
